Maui is one island, but its regions feel very different: sunny resort coasts, a working central valley, cool Upcountry ranch land, the surf towns of the North Shore and remote East Maui. Sunny, dry and beach-lined, West Maui runs from Olowalu and Lahaina north through Kaanapali, Honokowai, Kahana and Napili to Kapalua. It is the heart of Maui's resort and condo market, with many hotel-zoned buildings and some of the island's best-known beaches. Lahaina is rebuilding after the August 2023 wildfire, so ask us about rebuild status, permits and lot sales there.
South Maui is the sunniest, driest side of the island and home to its largest condo market. Kihei offers beach parks, shopping and a wide range of price points; Wailea and Makena add luxury resorts, golf and some of Maui's most expensive homes and condos. Maalaea, at the north end, is a small harbor village of oceanfront condos.
Central Maui is where most year-round residents live and work. Kahului has the airport, harbor and major shopping; Wailuku is the county seat, with older neighborhoods and the entrance to Iao Valley; Waikapu has newer subdivisions. Homes here are generally more affordable than resort areas, and the market is driven by full-time residents rather than vacation rentals.
Upcountry covers the slopes of Haleakala, from Pukalani and Makawao up to Kula, Olinda and the ranch lands of Keokea and Ulupalakua. Cooler temperatures, ocean and mountain views, larger lots and agricultural land draw buyers looking for space and a rural lifestyle within reach of Kahului.
Maui's North Shore stretches from Spreckelsville through Paia and Kuau to Haiku and Huelo. It is greener and wetter than the leeward side, famous for windsurfing at Hookipa and big-wave surf at Peahi (Jaws), and known for a relaxed, creative community, oceanfront estates and acreage in Haiku.
East Maui, reached by the Hana Highway, is the island's most remote and least developed region. Hana and Kipahulu offer rainforest, waterfalls and a close-knit community, with limited inventory and long drives to Central Maui services.
Year-round living and families: Central Maui (Kahului, Wailuku, Waikapu), Pukalani and Kihei offer the most year-round neighborhoods and generally lower prices than the resort areas.
Space, land and cooler weather: Upcountry (Kula, Makawao, Olinda) and Haiku on the North Shore have larger lots, agricultural land and cooler temperatures.
Beach life and second homes: Kihei, Wailea, Kaanapali, Napili and Kahana put you close to the beach, with a wide choice of condos.
Luxury: Wailea, Makena, Kapalua, Kaanapali and oceanfront Spreckelsville are where most of Maui's luxury homes and condos trade. See luxury condos $4M+.
Vacation rental investing: Look first at hotel-zoned condos in Kihei, Wailea, Kaanapali, Kahana and Kapalua, which are not part of the Bill 9 phase-out. See hotel-zoned condos and our Bill 9 guide.
Maui real estate is usually grouped into six regions: West Maui (Lahaina, Kaanapali, Kahana, Napili, Kapalua), South Maui (Kihei, Wailea, Makena), Central Maui (Kahului, Wailuku, Waikapu), Upcountry (Kula, Makawao, Pukalani), the North Shore (Paia, Haiku) and East Maui (Hana).
It depends on your lifestyle. Full-time residents often choose Central Maui or Upcountry for year-round neighborhoods and value, beach lovers lean toward South and West Maui, and buyers who want land and cooler weather look at Kula, Makawao and Haiku.
For sunshine and beaches, most visitors choose South Maui (Kihei, Wailea, Makena) or West Maui (Kaanapali, Kahana, Napili, Kapalua). Both are drier and sunnier than the North Shore and East Maui.
Vacation rentals are allowed mainly in hotel-zoned and some business-zoned condos and in the Napili Bay district. Apartment-zoned condos on the Minatoya list lose vacation rental use in 2029 (West Maui) or 2031 (elsewhere) under Bill 9 unless rezoned. Our condo buildings directory labels each building.
Central Maui and parts of Kihei generally offer the lowest entry prices for homes and condos, while Wailea, Makena, Kapalua and oceanfront Kaanapali are the most expensive.
