Kihei Neighborhoods
Living in Kihei and Buying Real Estate Here
Kihei sits on Maui's south shore, on the dry leeward side of Haleakala, where the mountain blocks much of the trade wind moisture and rainfall averages only about 10 to 13 inches a year. The town stretches along the coast from Maalaea Bay, where Sugar Beach runs about 2.5 miles from Maalaea to North Kihei, south to the Wailea resort area. With 21,423 residents at the 2020 census, Kihei is one of the largest communities on Maui. South Kihei Road follows the shoreline and Piilani Highway runs parallel to it inland, and both connect to Mokulele Highway for the drive to Kahului Airport and Central Maui.

Kihei Neighborhoods at a Glance
- North Kihei: the Sugar Beach end of town, with oceanfront complexes such as Sugar Beach Resort, Kihei Kai and Nani Kai Hale and views across Maalaea Bay to the West Maui Mountains.
- Central Kihei and Kamaole: the busiest stretch of South Kihei Road, from Kalama Park past the three Kamaole Beach Parks, with shops, restaurants and a dense mix of condos such as Maui Vista, Maui Banyan and Kamaole Sands.
- South Kihei: the quieter area south of the Kamaole beaches toward Keawakapu Beach and the Wailea border, including Keonekai.
- Maui Meadows: a hillside neighborhood of single-family homes above Wailea, known for larger lots and ocean views, with Kihei mailing addresses.
- Kihei hillside and inland subdivisions: established neighborhoods of single-family homes between South Kihei Road and Piilani Highway and above it, such as Hale Piilani, Ka Ono Ulu Estates, Kenolio, Keonekai Heights, Kalama View, Piilani Villages and Ohukai.
What You Can Buy in Kihei
Most Kihei sales are condominiums, and zoning matters more than view or finish when you compare them. Kihei condos fall into three groups:
- Hotel-zoned condos: complexes where short-term vacation rentals are a permitted use. These are not affected by the Bill 9 phase-out. See our Kihei hotel-zoned condominiums page.
- Apartment-zoned (Minatoya list) condos: complexes in apartment districts where vacation rentals have been allowed under the Minatoya exception. These are the buildings Bill 9 addresses.
- Residential condos and townhomes: newer communities built for owner-occupants and long-term tenants, such as Kamalani, Kai Ani Village, Keonekai Villages and the Villas at Kenolio. Vacation rentals are not allowed.
Single-family homes are concentrated in the inland subdivisions listed above, in Maui Meadows, and in the Wailea-adjacent neighborhoods that share Kihei addresses.
Kihei Prices as of October 2026
As of October 2026, the Maui MLS shows about 307 active condos with a Kihei address, priced from about $225,000 to just under $15 million, with roughly 200 of them listed at $1 million or less. There are about 105 active single-family homes, priced from about $579,000 to $45 million, and about half are listed under $2 million. Over the past 12 months, roughly 378 Kihei condos and 162 Kihei homes have sold. Many Wailea and Makena properties carry Kihei addresses in the MLS, which pulls the top of the range higher. For island-wide context, the Realtors Association of Maui reported August 2026 median sales prices of $1,200,000 for single-family homes and $564,950 for condos across Maui.
Short-Term Rental Rules in Plain Terms
Maui County's Bill 9, signed in December 2025, phases out vacation rentals in apartment-zoned buildings on the Minatoya list. Outside West Maui, including Kihei, those units must stop short-term renting by January 1, 2031 (West Maui's deadline is January 1, 2029). Owners can keep using them personally, rent them long term, or sell. In June 2026 the County Council approved Bill 88, which created new H-3 and H-4 hotel districts, and affected buildings are being considered for rezoning one at a time. Schools in Kihei
Kihei is served by Kihei Elementary and Kamalii Elementary, Lokelani Intermediate, and Kulanihakoi High School, whose permanent campus opened to students in August 2023. Kihei Charter School is a public charter school serving kindergarten through grade 12.
Parks and Everyday Amenities
Kamaole Beach Parks I, II and III line central Kihei with sandy beaches, lifeguards, picnic areas and showers. Kalama Park covers more than 36 acres with ball fields, tennis and basketball courts, a skate park and beach access. Groceries, restaurants and services are spread along South Kihei Road and Piilani Highway.
