What to Know Before You Buy

  • Water: Many Upcountry lots depend on county water meters, which have been limited. Confirm water service, or the lot's place on the Upcountry water meter list.
  • Agricultural zoning: Homes on agricultural land must be used in connection with agriculture, and the County requires an agricultural declaration. See our Maui zoning and land use guide.
  • Wildfire: The August 2023 Upcountry fire destroyed homes in Kula. Ask about defensible space, roofing and insurance availability before you write an offer.
  • Property taxes: Rates on agricultural land depend on how it is used and classified. See our agricultural property tax guide.
  • Roads and access: Some parcels sit on private or shared roads. Ask about road maintenance agreements and easements.

Kula Real Estate Questions

Can I use a Kula home as a vacation rental?

Renting a single-family home to vacation guests on Maui generally requires a county short-term rental home permit, and the number of permits is limited by community plan area. Most Kula homes are not permitted for vacation rentals, so plan on long-term rental or personal use unless a home already holds a permit. Ask us to confirm the status of any specific property.

How do water meters affect Kula land?

Much of Kula is served by the County's Upcountry water system, where new meters have been limited and the County keeps a priority list. A lot with an existing meter is usually worth more than a similar lot without one. Confirm water service, or the lot's place on the Upcountry water meter list, before you buy.

What are homes selling for in Kula?

Over the six months ending October 9, 2026, 37 Kula homes sold, at an average of about $2.0 million and about 95% of their final list price, according to our Maui MLS market report. Prices range widely, from older cottages to estates on acreage.

Is Kula land zoned for agriculture?

Much of Kula is in the County agricultural district. Homes there must be used in connection with agriculture, and the County requires an agricultural declaration. Rules also limit the size and number of dwellings, so review the zoning before you buy land to build on.
