We spent over 4 hours at FEMA's seminar, and here's what we uncovered:

Contracted Companies' Quandary:

FEMA has enlisted three mainland companies for long-term leases, but they lack a local presence and real estate licenses in Hawaii. This brings up questions about their ability to effectively manage properties in the unique island context. Maui Companies are invited to join their program or can work directly with any of the three companies as case managers.

Screening Shenanigans:

FEMA's screening process focuses on criminal background checks, omitting crucial financial assessments. This raises concerns about the adequacy of tenant screening, leaving landlords with uncertainties.

Unequal Deals on the Table:

FEMA's contracted agents aren't offering consistent deals to everyone. The offer encompasses rent, AOAO dues, utility allowance, and tax exemptions, but the lack of uniformity is unsettling for property owners. Bottom line - You need to negotiate.

Timeline Troubles:

If you're considering a long-term lease, the deadline to make your property available is January 15, 2024. Time is ticking! The minimum length of the lease is 18 months.
