Makena Condos for Sale Where Vacation Rentals Are Allowed
The listings on this page are Makena condos where the Maui MLS shows short-term (vacation) rentals as allowed today. Since Maui County passed Bill 9 (Ordinance 5909), that is no longer the whole story: whether a condo can stay a vacation rental long term depends on its zoning. Use the guide below to see which buildings are which before you make an offer.
- Hotel-zoned condos: vacation rentals are allowed by zoning and are not affected by Bill 9.
Makena: Makena Beach Club and Residences (H-M), Makena Surf (Hotel), Polo Beach Club (H-M) - Minatoya list condos: no Makena condos are on the Minatoya list.
How to Use These Listings
Match each listing to its building in the lists above. A hotel-zoned unit can keep earning vacation rental income under current zoning; a Minatoya list unit should be priced on its owner-use and long-term rental value, with any remaining vacation rental income or a future rezoning treated as upside. Association rules can still limit rentals in any building, so review the governing documents, and ask us to confirm a unit's zoning before you write an offer.
