Maui's September 2026 numbers tell two different stories. Condominium sales jumped sharply from a year ago and condo inventory is tightening, while single-family home prices continued to soften. This report combines the September 2026 Monthly Indicators from the REALTORS Association of Maui (RAM) with the September 2026 Maui Residential Sales Report from Title Guaranty Hawaii, and breaks the numbers down by property type and by area.

Island-Wide Snapshot: September 2026

Across all residential property types combined, 132 sales closed on Maui in September, up 18.9% from 111 a year earlier. The combined median sales price was $932,125, down 2.4%. Total inventory was essentially flat at 1,511 listings (up 0.3%), but because sales have picked up, months of supply fell from 12.1 to 11.0.

Single-family closings dipped to 52, down from 64 in August and 56 a year ago. The more encouraging signal is under contract: pending home sales rose 9.3% from last September, and year-to-date pendings are up 8.7%, which points to steady closings into the fourth quarter.

Prices are where the softness shows. The September median of $1,150,000 ties the lowest monthly single-family median of the past 12 months, and the year-to-date median is down $81,000 from 2025. At the same time, the average price rose because a handful of high-end sales closed in September, including two Kapalua homes with a median of $5,444,500 and three Lahaina sales with a median of $5,999,500. When the median and the average move in opposite directions like this, it usually means the middle of the market is adjusting while the top end keeps trading.

Single-family inventory sits at 457 homes, or 7.8 months of supply. That is still well above the 4 to 6 months often considered balanced, so well-priced homes sell and overpriced homes sit.

Condo activity was strong. 72 condos closed, up from 70 in August and 46 a year ago, and the September median rebounded to $660,000 after August's $564,950. Year to date, 620 condos have closed compared with 512 at this point in 2025.

Two things stand out. First, the long days on market (199 days for September closings) show that many of these sales were listings that had been sitting for months before a buyer stepped in at a price that worked. Second, sellers are pulling back: new condo listings were down 25.4% from last September and 9.2% for the year. With more sales and fewer new listings, condo months of supply has dropped from about 15.9 at the start of 2026 to 12.1 today. It is still a buyer-leaning market, but it is noticeably less one-sided than it was last winter.

Leasehold condo sales are up 66.7% this year, led by Napili/Kahana/Honokowai (16 sales) and Kaanapali (9 sales). Leasehold units trade at a steep discount to fee simple, so they appeal to buyers focused on price, but the remaining lease term and any fee purchase options matter a great deal to value and financing. Fee simple condos still make up more than 90% of condo sales.

One notable detail: Maui homes and condos sold for almost exactly the same average price per square foot in September, about $920. Buyers are paying a similar rate per square foot whether they buy a condo or a house, so the price gap between the two comes mostly from size and land.

The resort areas carried the month. South Maui and West Maui together accounted for 67 of the 72 condo sales and 22 of the 52 home sales. Central Maui and Upcountry, where most local families buy, saw fewer closings than a year ago.

Most Active Neighborhoods and Condo Complexes

By number of sales in September, the busiest neighborhoods were Wailea (9), Kaanapali (8), Honokowai (7), Kihei (7), North Kihei (7), Kalepolepo (5) and Kapalua (5). The most active condo complexes were Kaanapali Shores (4 sales) and Mahana (3), followed by Wailea Point, Napili Villas, Villas at Kenolio, Kai Malu, Kihei Villages IV and Kapalua Golf Villas with 2 sales each.

The strongest price trends this year are in Makawao/Olinda/Haliimaile (+14.3%), Pukalani (+9.6%) and Maui Meadows (+8.5%), and Kahului is essentially flat. Kihei has 89 single-family sales this year, up 23.6% and second only to Wailuku, though at a lower median. The luxury resort areas (Kaanapali, Kapalua and Wailea/Makena) show the largest median declines, but with 5 to 20 sales each, those figures are heavily influenced by which specific homes happened to sell.

The pattern in condos is consistent across the island: more sales at lower prices. Kihei, Napili/Kahana/Honokowai, Kaanapali and Wailea/Makena each have 16% to 37% more condo sales than last year, with medians 11% to 17% lower. Buyers who were waiting for prices to adjust have been stepping in, especially in the visitor areas where short-term rental rules are a key part of the buying decision. Lahaina is the exception, with both more condo sales and a higher median than in 2025.

Vacant Land

Eight land parcels sold in September with a median of $579,500 and total volume of $5.5 million. Year to date, 91 land sales have closed, down 15.0% from 107, with a median of $626,650 (down 3.6%). Total land dollar volume is down 44.0%, largely because fewer high-end parcels have sold this year (Wailea/Makena land sales fell from 10 to 3). Lahaina (28 sales), Molokai (15) and Haiku (12) are the most active land markets in 2026.

Interest Rates and the National Picture

According to the national summary in RAM's September report, the Federal Reserve raised its benchmark rate by a quarter point on September 16, and the 30-year fixed mortgage rate moved above 7% in late September after averaging 6.67% in August. Nationally, existing-home sales slipped to an annual pace of 3.98 million while inventory reached its highest level since 2019. Higher borrowing costs matter most for buyers who are financing, so a current pre-approval is more important than usual.

What This Means for Buyers

  • Negotiation is still on the table. Homes and condos are closing around 94% to 95% of list price on average, and long days on market give buyers time to do proper due diligence.
  • The condo window is narrowing. Condo inventory and new listings are both falling while sales rise, so selection is shrinking compared with earlier this year.
  • Look closely at the building, not just the unit. Short-term rental status, maintenance fees, reserves, special assessments and insurance costs vary widely between complexes and can change a property's value significantly.
  • Get pre-approved now. With rates moving, a current pre-approval tells you exactly what you can afford and makes your offer stronger.

What This Means for Sellers

  • Price to the current market, not last year's. Year-to-date medians are down about 6% to 7% for both homes and condos. Listings priced to recent comparable sales are the ones that sell.
  • Condo sellers are facing less competition. New condo listings are down 25.4% from a year ago, so a well-presented, correctly priced unit has a better chance of standing out than it did earlier this year.
  • Expect a longer timeline. Average time from listing to closing is 134 days for homes and 199 days for condos. Plan your move and any purchase around that.
  • Presentation matters. With buyers comparing many options, condition, photography and accurate disclosure of STR status and building finances make a real difference.
