Maui’s real estate market continues to evolve, offering opportunities for savvy investors in Maui real estate. According to the Realtors Association of Maui, April and May 2025 showed single-family home prices rising and condo sales declining, as reported by Maui Now. Here’s what this means for buyers and owners of Maui property.

Single-Family Homes: Rising Prices, Fewer Sales

In April 2025, single-family home sales dropped 4.2% to 69 units, but median prices climbed 6.2% to $1,380,000 compared to 2024. May followed suit, with sales falling 26.7% to 55 units, while median prices edged up 0.4% to $1,300,000. New listings for Maui homes for sale decreased by 9% in April and 9.9% in May, signaling tight inventory. Despite fewer sales, demand keeps prices strong, making now a prime time to invest in Maui real estate opportunities.

Condo Market: Declining Sales, Growing Inventory

Condo sales saw sharper declines, dropping 40.7% to 64 units in April, with median prices falling 24.5% to $727,000. In May, sales fell 16.9% to 64 units, with prices down 10.3% to $762,500. However, new condo listings surged by 31% in April and 33.9% in May, offering more options for buyers of Maui vacation rentals or beachfront condos. This shift creates a buyer’s market for condos, ideal for investment.

What This Means for You

The median days on the market averaged 137–138 days for both property types, suggesting a slower but stable market. “Maui’s housing market is fluctuating,” said RAM President Lynette Pendergast, noting stable home prices and increased condo inventory. For investors, this is a chance to secure luxury homes in Maui or rentals with strong potential.
