Maui’s real estate market continued to evolve in April 2026, with activity varying between the island’s single-family and condominium sectors. Newly released statistics from the Realtors Association of Maui indicate that while single-family home sales slowed considerably, condominium transactions experienced a slight increase compared to the same period last year.
Single-Family Home Market Experiences Slower Pace
The single-family housing market saw a noticeable pullback in April, with 49 completed sales recorded across Maui. This marks a significant decrease from the 70 transactions reported in April 2025.
Home prices also adjusted downward during the month. The median sales price for single-family residences settled at $1.29 million, reflecting a moderate decline from the previous year. At the same time, properties remained available for longer periods, averaging 138 days on the market before closing.
Sales volume within this segment declined substantially as buyers appeared to take a more measured approach amid increasing inventory and changing market conditions.

Condo Sales Edge Higher Despite Softer Pricing
Maui’s condominium market delivered a different story, posting a slight increase in closed sales year over year. A total of 70 condo transactions closed during April, narrowly surpassing the 67 sales reported during the same month in 2025.
Although buyer activity improved modestly, condo pricing continued to soften island-wide. The median condominium sales price fell to $651,250, while average marketing times extended to 169 days, indicating buyers are exercising greater caution and comparing more available options before making purchasing decisions.
Overall condo sales volume also moved lower compared to last year, despite the increase in transaction count.
Inventory Levels Continue Expanding Across Maui
Available inventory remained elevated throughout Maui during April, giving buyers more choices than they have seen in recent years.
By month’s end:
- Active single-family home inventory reached 442 listings
- Condo inventory climbed to 944 active units
- The condo market continued carrying significantly more supply compared to the single-family sector
The increase in available properties is helping create more balanced market conditions, particularly in areas where competition had previously been extremely limited.
Year-to-Date Market Activity Remains Steady
Looking beyond April alone, Maui’s broader market trends remain relatively stable through the first four months of 2026.
Single-family home sales are tracking nearly even with last year’s pace, while condominium sales continue running ahead of 2025 totals. However, median prices across both property categories have softened slightly compared to year-to-date figures from a year ago.
These shifts suggest the market is continuing its transition away from the rapid appreciation and low inventory conditions experienced during previous years.

Kihei Leads Maui Sales Activity
Kihei once again emerged as Maui’s busiest real estate market in April, generating the highest number of both single-family home and condominium sales island-wide.
Meanwhile, Kaanapali remained one of the strongest areas for condominium activity on Maui’s west side, while luxury sales in Wailea and Makena continued to command premium pricing.
What Buyers and Sellers Should Know
The April numbers point toward a Maui market that is becoming more balanced and selective. Buyers now have more inventory, additional negotiating opportunities, and more time to evaluate properties carefully. Sellers, on the other hand, are navigating a market where strategic pricing and strong presentation are increasingly important.
